Where do all the Yuppies Meet, South Street, South Street

One of the latest Philadelphia condominium projects is on South Street. The $30 million, six-story building will contain 72 condos and 11,000 sq. ft. of retail; the exact address, 1326-52 South Street. Condos will range from 800 sq. ft. to 2,500 sq. ft. and will run from $259,000 to $1.2 million for larger units (see story).

Things certainly are changing in Philly. I used to live near Broad and Tasker in the early 1970's.

I'm glad to see that this condo project is only 6 stories. If they do it well it could realistic fit into this neighborhood.

it is just nice to see that finally developers are taking into account the not so subtle aspects of urban planning and design that seemed to be so long forsaken in this city. Where as in other cities, the hottest commodity you could add to your downtown condominium building was a groud-level up scale supermarket, Philadelphian developers up until very recently seemed to feel that any sort of commercial mixed use building detracted from the very value of that building. The York Square development in Old City just above fourth and vine is a wonderful example. While archetecturally, this builidng contributes a lot to its surroundings, it does nothing to establish any sense of street life as it all but devoid of ground floor retail. Old City, for all of its development, still doesn't have a legitamate super market (the 205 old city project might change that) The real estate boom in philadelphia will be a lot more sustainable if smart zoning and/or forward thinking developers start challenging out-dated notion that people don't want a quiet, gated-community version of an urban experience. It is the vitality of street life that will keep cities like philadelphia in demand not only in the eyes of opulent, agent baby boomers but people of all ages and socio-economics alike. Needless to say, it is also a bit ironic how car-friendly "america's most walkable city" strives to be. . .another reassuring aspect about this south street project is that parking does not come gratis with purchase of a condo- implying that having a car is not a necessity for "the creative class" to live in our fair city.
